Six months ago, a very different market topped my last annual RETA Index. But in half a year, a run of newcomers that weren't even in my sights last December reshuffled the whole board, including:

- A capital city in South America with incredibly cheap condo prices — and one of the cheapest to hold, once you buy. Yet billions of dollars in AI-data-center money is suddenly flooding in for its cheap, clean, abundant hydro power. It’s a rare shot at getting in early… while the rest of the world isn't looking. Yet…
- A wild, frontier stretch of Central American coast where a beachfront lot can still be had for less than six figures — while just across the bay, finished homes change hands for millions of dollars. That gap between the two is the whole opportunity. Chances are this opportunity won't stay open like this for long…
- A palm-lined Caribbean beach town on an island most Americans fly right over on their way somewhere pricier — where the beaches match anything in the region at a fraction of the “big-island” price…

- The Proof: Brazil has experienced an unprecedented surge in international arrivals, achieving a record-breaking 9.287 million international tourist arrivals. Building on this momentum, the region is shattering its own previous records. In Ceará (the state where Fortaleza is the capital), foreign tourism grew to over 350,000 international visitors, generating $250 million in direct revenues—representing a massive 21% year-on-year increase.
